Hi, Im looking into other Council approaches to facilitate access to serviced plots for people on low incomes with minimal disposable cash to invest up front . Have come across some council’s offering deferred payment for low income/group schemes such as cohousing. Any other ideas or willing to share the process by which this has been agreed in the current climate?

We are looking at giving a community group a long leasehold to reduce their up front costs. Ground rent will be a small percentage of the initial market value with 5 yearly RPI increases. A lot of Plymouth housing estates were built like this an no one seems to have any problem getting a mortgage when they are re-sold.

Jo- speak to your local HCA contacts to get advice on deal structuring as deferred receipts are a common model they use and is advocated by Government. The Toolkit also has a section on ‘Build Now, Pay Later’.
